If you answered yes to any of these questions, then you should look into acquiring a reverse mortgage loan. There are a lot of factors that should be considered when deciding if a reverse mortgage is right for you so please review it carefully. Understanding a reverse mortgage in Texas.
Senior citizen homeowners may qualify for a reverse mortgage on their home. In a reverse mortgage, a lender will give a homeowner (who is sixty-two years or older) a loan based on the amount of equity in the home. Some people get this type of loan confused with a home equity loan or a second mortgage, but you don’t have to repay a reverse mortgage loan until you either no longer reside in the home or you neglect to meet the obligations of the mortgage.
How do I get my money?
A reverse mortgage can be paid as a lump sum, through monthly payments, or a combination of both. You have an option on how you want to be paid. It just depends on what you need the money for. If you are looking to downsize and buy a smaller home, then a lump sum payment may be right for you. If you are looking for a little breathing room and need extra cash each month to pay bills, then a monthly payment is probably a wise decision.
Reverse mortgages are popular because these loans don’t require income or credit checks, whereas a home equity loan or second mortgage may require proof of income and other financial documentation.
What should you consider when looking into a reverse mortgage? A reverse mortgage can be a wonderful financial tool that can provide another source of income. It is a big decision that needs careful consideration. Here are some factors to consider:
- Do you own your home outright or have significant equity in the house? If you own your own home free and clear or have a low mortgage balance, then a reverse mortgage may be attainable.
- How old are you? You have to be age 62 or older to qualify. The older you are the more money you may receive, because lenders include life expectancy in calculation loan payments.
- How much money do you need? The national limit on what you can borrow can change from year to year, so check out the current limit at the HUD (Department of Housing and Urban Development) website.
- Are you ready to receive counseling? Deciding to get a reverse mortgage is a difficult decision. Federal law requires persons that are considering a reverse mortgage receive counseling by a government approved counselor. The counselor will sit down with you and explain the costs and features of a reverse mortgage. They will go over the advantages and disadvantages with you and offer other options to consider. You can choose telephone counseling if you are unable to meet with a counselor face-to-face.
- Have you considered your future plans? Since a reverse mortgage takes away any equity you have in your home and adds compounded interest every year, it is wise to take a look at your long term plans. Are you planning on moving or leaving the house to your heirs when you die, then a reverse mortgage may not be right for you. However, if you expect to live in your home for several years, and it doesn’t bother you if the bank takes back your home after you die, then a reverse mortgage makes sense.
- What are the legal issues? In case something ever happens where you can’t make decisions for yourself, make sure you have a durable power of attorney in place that includes real estate so a trusted family member or friend can make decision for you.
- Whose name is on the title of your home? If you have children or grandchildren on the title of your home, you may not be able to qualify for a reverse mortgage, or be able to sell the house without their consent.
Now that you have considered the factors of a reverse mortgage, it is helpful to know the advantages and disadvantages of a reverse mortgage.
Advantages:
- One of the advantages of a reverse mortgage is that you or your heirs will never be obliged to pay off more than the value of your home if you sell the property, even if property values decline. If you die and your heirs decide to keep the home, they only need to pay off the loan at 95% of the fair market value, which is determined by a real estate appraiser.
- When choosing a reverse mortgage, you continue to own the home and never have to leave, as long as you properly maintain the home and continue to pay your property taxes and insurance.
- Unlike other types of loans that lenders make, reverse mortgage lenders have no claim on your income or other assets.
- There are no restrictions on how you can use your money from a reverse mortgage loan. You can go on vacation, purchase medical equipment, buy investment property, or pay for your grandchildren’s education.
Disadvantages:
- One of the disadvantages to a reverse mortgage is the closing costs that have to be paid. It is similar to getting a traditional home loan, as you have origination fees, appraisal costs, and other fees associated with closing a loan. However, some or all of the closing costs can be financed into the loan.
- When you die, you may have less equity in home to leave as an inheritance to your family.
- If you are unable to take care of yourself and have to move to a nurse home or assisted living facility, you will be required to begin repaying the balance of the loan.
- You must continue to pay property taxes, homeowners insurance, and any homeowners association fees (if applicable). If you don’t have enough money to pay these expenses, you could face foreclosure and lose your home. However, if you budget for these expenses, it shouldn’t be a problem.
While a reverse mortgage is not right for everyone, there are many situations where getting this type of loan could improve your quality of life or get you out of a sticky situation. You should evaluate the reasons why you need a reverse a mortgage and decide if it is right for you.
